After assessing the apartment, we agree which improvements are needed. We define the work and furnishings in advance, then handle the organisation and costs.
Decluttering and order
We rearrange furniture, tidy up and agree which items to put away so buyers can see the apartment clearly.
Cleaning and fresh paint
We arrange cleaning and refresh rooms with a coat of paint where it will make a difference.
Minor repairs
We fix small details that spoil the impression: a loose handle, damaged trim or a faulty light.
Furniture and layout
We work with the furniture already there and add our own furnishings where needed.
Colour and finishing touches
Lighting, textiles, artwork and accessories bring the rooms together and make them feel welcoming.
Photography and listing
We get the apartment photo-ready, arrange photography and help prepare the listing materials.
We do the work first. You pay after the sale.
The commission is 3% of the apartment sale price, with a minimum of HUF 1.5 million. It covers the agreed preparation; no separate deposit is required for that work.

Before starting, we document the agreed work, furnishings, selling assistance and settlement arrangements.

Full renovation and substantial technical upgrades are separate, owner-funded projects.

Does Urbanflip really cover the preparation costs?
Yes. We cover the agreed sale-preparation work upfront. The commission covers the work included in your package; we do not request a separate deposit for it. We agree the exact work and furnishings after assessing the apartment.
What is the commission and when do I pay?
The commission is 3% of the apartment sale price, with a minimum of HUF 1.5 million. It is payable after the sale, from the proceeds. We agree the scope and settlement arrangements in writing before starting. The stated fee is the gross total; no VAT is added.
Do I have to buy the furniture?
You do not have to buy the furnishings we bring. The buyer can purchase selected items by separate agreement. If they are not needed, we take them back. Buying the furniture is not automatically included in the 3% commission.
What condition can the apartment be in?
We can assess neglected, vacant, dated, unfinished apartments or those needing renovation. We work out what targeted improvements can achieve. Substantial building work or a full renovation is quoted separately and funded by the owner.
Can you help if the apartment is already listed?
Yes. Send us the current listing and we will discuss how to improve the apartment presentation and marketing materials. We can also help with selling; we agree those tasks in advance.
How much more will it sell for, and how quickly?
Better presentation aims to attract more interest and better offers. We discuss price expectations and preparation time based on the apartment and the market. We do not promise a fixed price increase or sale deadline.
What happens if I decide not to sell?
Before work starts, we agree and document what happens if you withdraw, the sale takes longer or the furnishings need to be returned.
